Financial Services
- Deposit
all monies collected into your Associations bank.
- Prepare
and mail out notices for delinquent assessments, fees etc.,
in
accordance with Association documents.
- Verify
and approve all invoices for payment in accordance with
Associations budget.
- Bid,
Negotiate and Monitor performance of all Service Contracts.
- Prepare
monthly financials for the BOD to review.
- Prepare
at the BOD's request annual budget.
- Assist
Associations CPA with year-end closeout of books.

- Board members and homeowners
have access to information right away.
You no longer have to make a phone call or wait for an answer from a
property manager.
- Look up policies, find and print documents, and order
services - right on line.
- Keep up-to-date via online alerts, newsletters, minutes, and financial documents.
- Offer homeowners the option to pay assessments online
(if your banking system allows this).
Administrative
- Employ
and supervise full or part-time licensed community manager.
- Enforce
Associations governing documents, and rules and regulations
in
accordance with state statutes.
- Prepare
and post notices for meetings in accordance with state statutes,
and Associations governing documents.
- Attend
BOD and Annual meetings.
- Perform
Background and Credit checks on prospective owners/residents.
- Provide
a 24/7 emergency contact list.
- Maintain
effective communication with BOD and members.
- Maintain
log book to handle owners complaints/concerns.
- Meet
with standing committees.
Legal
- Act
as liaison with Associations legal firm.
- Work
with BOD and legal firm to make any changes to governing
documents.
Maintenance
- Employ
and supervise maintenance staff in accordance with budget.
- Obtain
proposals as warranted.
- Answer
all requests for maintenance within 24 hours of receipt.
- Maintain
log book of requests for maintenance
- Provide
after hours emergency maintenance contact.
