•  Prepare and mail out notices for delinquent assessments, fees etc., accordance with Assn. documents.
•  Verify and approve all invoices for payment in accordance with Associations budget.
•  Bid, negotiate and monitor performance of all service contracts.
•  Prepare monthly financials for the BOD to review.
•  Prepare, at the BOD's request, annual budget.
•  Assist Associations CPA with year-end closeout of books.

•  Board members and homeowners have access to information right away.
•  You no longer have to make a phone call or wait for an answer from a property manager.
•  Look up policies, find and print documents, and order services - right on line.
•  Keep up-to-date via online alerts, newsletters, minutes, and financial documents.

Administrative

•  Employ and supervise full or part-time licensed community manager.
•  Enforce Associations governing documents, and rules and regulations in accordance with state statutes.
•  Prepare and post notices for meetings in accordance with state statutes, and Assns. governing docs.
•  Attend BOD and Annual meetings.
•  Perform background and credit checks on prospective owners/residents.
•  Provide a 24/7 emergency contact list.
•  Maintain effective communication with BOD and members.
•  Maintain log book to handle owners complaints/concerns.
•  Meet with standing committees.

Legal

•  Act as liaison with Associations legal firm.
•  Work with BOD and legal firm to make any changes to governing documents.

Maintenance

•  Employ and supervise maintenance staff in accordance with budget.
•  Obtain proposals as warranted.
•  Answer all requests for maintenance within 24 hours of receipt.
•  Maintain log book of requests for maintenance
•  Provide after hours emergency maintenance contact.
